Commercial roofs fail differently to houses. A low-slope roof does not shed water, it drains it, so the failures are about ponding, seams, terminations and every curb, drain and unit somebody has added since the roof went on. By the time it shows inside, it has usually been wet above the deck for a long time.

The other difference is that you cannot close. So the survey matters more, the phasing matters more, and the question of whether the existing membrane can be restored rather than replaced is worth answering properly before anybody quotes a tear-off.
